Broward County wants to build a 2,916-square-foot office at North Perry Airport. The Pembroke Pines Planning and Zoning Board has the final say Thursday.

Broward County wants to build a new administration building at North Perry Airport, the county-run general aviation airport inside Pembroke Pines. The city’s Planning and Zoning Board takes up the site plan at 6:30 p.m. Thursday in the Commission Chambers at City Hall, 601 City Center Way.

City planning staff recommend approval. The board’s vote is the final city decision on this application; it does not go on to the City Commission, according to the staff report.

What the county plans

The building would go up at the airport’s administration site, 101 SW 77th Way, east of the existing administration and maintenance building. The staff report describes:

  • a building of 2,916 square feet, 17 feet 4 inches at its highest point
  • a covered walkway with a 10-foot aluminum canopy linking it to the existing building
  • 13 more parking spaces, for 26 in all; code requires 17
  • a 6-foot chain-link fence with a 12-foot double gate on the south and east sides, to separate the site from the runway
  • four new 25-foot light poles with LED fixtures
  • four new trees, 146 shrubs and 73 groundcover plants; three gumbo limbo trees would be moved on the site, and 16 canopy trees and 19 palms kept

The new building and the existing one would both be painted white, with two shades of green as accent colors. No new signs are proposed.

The existing building, approved by the city in 2002, stays. The staff report says it will be repurposed as a welcome point for visitors, work space for Broward County Aviation Division project managers, and offices and training space for North Perry staff.

Access does not change. Traffic will still use the existing entrance on Pines Boulevard and the airport ring road.

Where the project stands

The county’s architects, Saltz Michelson Architects of Fort Lauderdale, dated the bid set of drawings Sept. 28, 2026. The drawings call the project the North Perry Airport Administration and Maintenance Facility Expansion, county capital project 107798. Neither document gives a construction cost or a start date.

The site is zoned agriculture, and its land use is transportation, recreation and open space. It is in City Commission District 1. The city’s staff report says the plan meets code.
