The federal measure

The Federal Housing Finance Agency’s house price index for the Fort Lauderdale-Pompano Beach-Sunrise metropolitan division, which covers all of Broward County and tracks repeat sales and refinances of the same homes, stood at 548.87 in the second quarter of 2026, up 0.8% from 544.65 a year earlier. The FHFA index includes only homes with mortgages backed by Fannie Mae or Freddie Mac, which leaves out many cash and condo sales, one reason it can differ from Zillow’s.

The Census figure

The Census Bureau’s 2020-2024 American Community Survey put the median value of owner-occupied homes in Pembroke Pines at $439,500, against $414,600 for Broward County, and the median gross rent at $2,046.
